Basically, the county auction competition is considerable lower then the more developed counties, and although the downtown properties can sold at a higher price, the outskirts can get you just as much profit if you deal in volume.

With rural land you are buying and selling an open slate and limitless possibilities. There is less that you need to inspect. No need to worry about termites or old roofs or sewer problems. A house may be an attractive investment, but when upon closer inspection you can find a myriad of things that can go wrong. For that piece of land in the outskirts of the Metro, that piece of land is less hassle, less detailed inspections to be performed, more flexibility, less out of pocket cost and in turn more for your money.
